Schools
School district is decided by the parcel, not the mailing address, and the lines do not follow town lines. Copake, Copake Lake, Hillsdale, Craryville, Ancram and Taghkanic are served by Taconic Hills Central School District from a single campus in Craryville. Hudson has its own city district; Claverack is split between the two. Chatham, Ghent and Austerlitz sit in Chatham Central; Kinderhook in Ichabod Crane. South of the county line, Millerton and Amenia are in Webutuck, and Pine Plains has its own district.
Ask for the district on any specific house before you make an offer. It is a one-line question and it changes the answer to almost everything else.
Hospitals
Columbia Memorial Health in Hudson, part of the Albany Med Health System, is the county's hospital with a 24-hour emergency department — roughly twenty to twenty-five minutes from the lake towns and five from Claverack. For the southern towns along Route 22 — Millerton, Amenia, Pine Plains — Sharon Hospital across the Connecticut line is closer. Beyond emergencies, most specialist care sits in Albany, or back in the city; that is a real consideration for anyone managing a condition.
The commute, honestly
Amtrak from Hudson to Penn Station runs about two hours along the river and is the reason Hudson became what it is. From the lake towns, add thirty to forty minutes to reach the station, or drive the Taconic — a beautiful road that is a poor place to be in freezing rain. Metro-North's Harlem line ends at Wassaic, which suits Millerton and Amenia better than it suits Copake.
The hybrid pattern that works is not five days of commuting. It is two or three days in the city in a block, and a house that is genuinely set up for work the rest of the week — which means asking about internet before asking about the kitchen.
What winter asks of you
Roads are plowed, but private drives are yours. Cell service disappears on the back roads. Power goes out in ice storms and a generator is not a luxury on a property with a well pump. None of this is a reason not to come; it is the reason the people who love it here love it. But it belongs in the decision, not in the first February.

Start with the town you keep coming back to, then look at the two either side of it. The right house is often one hamlet over from where the search began.
